It lays out six Las Vegas-area communities we have written guides for, with live numbers and a short factual summary of each, so you can sort them by what matters to you: price, home type, location or an age restriction.

By price range
Start with a budget and see everything in it. These links open the search with a price filter:
- Homes up to $400,000
- Homes from $400,000 to $600,000

Within a community, add the area to the same link, for example Skye Canyon homes up to $600,000.
By home type
- Single-family homes: all single-family homes. Every community below has them.
- Condos and attached homes: all condos. Sun City Anthem lists villas, which are semi-attached homes, per its association.

Las Vegas
- Skye Canyon: a master-planned community in northwest Las Vegas, off US 95 at Skye Canyon Park Drive, per its website. See homes.

By age restriction (55+)
Two of the six communities are age-restricted: Sun City Summerlin and Sun City Anthem. In general, the federal Housing for Older Persons Act lets a qualifying community require that at least 80 percent of occupied homes have at least one occupant who is 55 or older. That is the federal minimum. An association's own age rules can be stricter, so check each community's CC&Rs. The governing documents set the exact rules, including how long younger guests may stay. Sun City Anthem's association publishes its rules on its website, and our guide quotes them with the date we read them. Ask for the current documents before you make an offer.
Schools and safety
We do not rank neighborhoods by schools or crime, because those depend on the exact address and change over time. Use the official sources for any home you are considering:
- Schools: the Clark County School District Zoning Search.
- Public safety: the Las Vegas Metropolitan Police Department Open Data Portal, and for Henderson the City of Henderson Police Department's crime statistics.
How to choose
- Set a monthly budget that includes HOA dues, taxes and insurance, not only a price.
- Pick the home type you want.
- Test the commute at the hours you would drive.
- Read the governing documents of any association, and the age rules of any 55+ community.
- Check zoning and public-safety data for the exact address from the official sources above.
