A duplex has two homes in one building and a triplex has three. Larger buildings of up to four units can also be listed as multifamily. Some buyers live in one unit and rent the others, and some buy to rent every unit. This page shows what is for sale right now and covers the basics for both kinds of buyer. It is general information, not tax, legal or lending advice.

Multifamily homes for sale
These grids show current for-sale residential listings only, never leases. If a heading has no homes under it, none are for sale in that category today; the grids refresh with the MLS. Our listing data also has a separate "fourplex" type; as of October 2026 we found none for sale, and a four-unit building can appear under multifamily instead. To browse everything in these categories on the search page, use the Multi Family filter.
If you plan to live in one unit
- Down payment. HUD says an FHA loan's down payment can be as low as 3.5% of the purchase price and that this is available on 1-4 unit properties (HUD, Let FHA Loans Help You, read October 16, 2026). Occupancy rules, loan limits and how rental income counts differ by lender and program, so ask an FHA-approved lender before you make an offer.
- Other programs. Eligible veterans can ask about VA-backed loans; ask the lender whether a two- to four-unit purchase fits the program.
- Shop lenders. The CFPB says multiple mortgage credit checks within a 45-day window count as one inquiry, so you can compare lenders (CFPB, read October 16, 2026).
If you plan to rent every unit
- Numbers first. List rent, vacancy allowance, property taxes, insurance, repairs, utilities you pay, management and any HOA dues before you offer. Our guide Is Las Vegas a good real estate investment? covers the framework, and our landlord and property management guide covers operating a rental.
- Taxes and insurance. See Nevada property taxes explained and homeowners insurance in Las Vegas. A rented building may need a landlord policy rather than an owner-occupant one; ask your insurer.
- Financing. Investor loans are priced and underwritten differently from owner-occupant loans. Ask lenders for written Loan Estimates for the exact property.
Questions to ask before you offer
- Are all units permitted and legally separate? Ask for the permits and the county's records.
- What are the current leases, rents, deposits and move-out dates? Ask for copies.
- Are the utilities separately metered, and who pays for water and trash?
- Is there an HOA, and does it limit rentals?
- What is the age and condition of each unit's roof, air conditioning and water heater?
- Does the seller's disclosure mention anything about the units? A seller of one to four dwelling units must complete a Seller's Real Property Disclosure at least 10 days before conveyance (Form 547, read October 16, 2026).
