Centennial Hills is an area in the northwest Las Vegas Valley. It is not a single master-planned community, so we define it by ZIP code: the box above covers listings in ZIP codes 89131, 89143, 89149 and 89166. ZIP codes do not match neighborhood boundaries exactly, so homes just outside those ZIPs are not counted, and the ZIPs include homes in communities that have their own guides, such as Skye Canyon and Providence. This guide explains the numbers, what the City of Las Vegas and the federal and city park agencies say about nearby public land, and where to check schools and safety for a specific address.

What the numbers include

We count every for-sale residential listing in ZIP codes 89131, 89143, 89149 and 89166, whatever its subdivision name. The City of Las Vegas publishes a Centennial Hills Sector Plan that describes the area for planning purposes; our ZIP definition is a data convenience and is not that plan's boundary. Use the Centennial Hills search for the same ZIP rule applied to the full search.

Parks and public land

  • Floyd Lamb Park at Tule Springs: the City of Las Vegas lists it at 9200 Tule Springs Road, describes a 680-acre park with lakes, fishing ponds, walking and jogging paths, horse trails and picnic areas, and says the historic Tule Springs Ranch is inside the park (read October 9, 2026 on the city's park page). Hours, fees and rules are on that page and can change.
  • Tule Springs Fossil Beds National Monument: the National Park Service describes a 22,650-acre urban national monument just north of the cities of Las Vegas and North Las Vegas, established December 19, 2014, open every day from sunrise to sunset (read October 9, 2026 on its basic information page).

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Centennial Hills and condos in Centennial Hills. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Centennial Hills as well. Because the ZIP codes include several communities, home ages, lot sizes and HOA fees vary widely.

HOA basics

Check the HOA fee on the listing, then:

  • Ask which association or associations the home belongs to and what the dues cover.
  • Ask for the CC&Rs, the budget and any pending special assessment.
  • Ask what the dues pay for and which amenities charge separately.

We do not quote a dues figure because it differs by community and changes over time.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal, which covers Las Vegas and unincorporated Clark County. Confirm which agency serves the address you are considering.

Questions to ask before you buy

  • Which community or subdivision is the home in, and which association governs it?
  • What are the dues, and is any special assessment pending?
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. These figures cover every for-sale residential listing in ZIP codes 89131, 89143, 89149 and 89166, as explained above, so they mix several communities and price levels. For a specific home, ask for a comparable-sales review instead of relying on Centennial Hills-wide medians.
