Listings in subdivisions identified as The Lakes from the MLS, as of October 16, 2026 (refreshed every 6 hours). Sold figure: 15 closed sales in the last 90 days.

The Lakes is a residential community in west Las Vegas, Nevada, around Lake Sahara, mostly in ZIP code 89117. The box above shows what is for sale in subdivisions identified as The Lakes today and what has recently sold. This guide explains what those numbers include and where to check schools and public safety for a specific address. We could not find an official association website we could verify, so we do not repeat marketing claims about the community, its association or its lake.

What the numbers include

We count listings in ZIP 89117 or 89128 whose subdivision name starts with "The Lakes" or "Lakes," or contains "At The Lakes" or "Lake Sahara." We leave out any name containing Desert Shores, Lake Las Vegas or Lakeshore, so The Lakes and Desert Shores never overlap. Subdivisions in the area that carry other names are not counted, and we have not guessed at which ones belong. Treat the figures as listings in subdivisions identified as The Lakes. Use the The Lakes search for the same rule applied to the full search, and the map view to see the streets you are interested in.

ZIP 89117 is also part of our Spring Valley guide, which is defined by ZIP code, so some homes appear in both.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in The Lakes and condos in The Lakes. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in The Lakes as well.

HOA basics

Check the HOA fee on the listing, then:

  • Ask which association or associations the home belongs to and what the dues cover.
  • Ask whether the home is in a gated section with its own association in addition to a larger one.
  • Ask for the CC&Rs, the budget and any pending special assessment.
  • If the home is near the lake, ask what the association maintains, what you are responsible for and whether any rules limit use of the water or the shoreline.

We do not quote a dues figure because it differs by subdivision and changes over time.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal, which covers Las Vegas and unincorporated Clark County. Confirm which agency serves the address you are considering.

Questions to ask before you buy

  • Which associations govern this home, and what are the dues and any pending assessments?
  • If the home is a condo or townhouse, what does the association's master insurance policy cover, and what must you insure yourself? See our homeowners insurance guide.
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. The Lakes figures cover only subdivisions identified as The Lakes.
