Skye Canyon is a master-planned community in northwest Las Vegas. According to the community's own website, it sits just off the US 95 freeway at Skye Canyon Park Drive. The box above shows what is for sale there right now and what has recently sold. Below is how to read it: what kinds of homes are here, how the HOA works, what amenities the community lists, and where to check schools and public safety yourself.

Overview

Skye Canyon's website says the community sells single-family homes and townhomes, and that it does not sell vacant lots. Homes are built in separate neighborhoods, each by a builder, so a "Skye Canyon" listing can be a very different home from the one next door in size, price and monthly costs. The most useful way to compare them is to filter the Skye Canyon search results by price, bedrooms and square footage.

Location and commute

The community's website gives its location as northwest Las Vegas, just off US 95 at Skye Canyon Park Drive. That is the access point the community itself describes.

Drive time depends entirely on where you are going and when. Before you decide, drive your own route to work or school at the hours you would actually travel, rather than relying on a number from a website.

Housing stock

Home types. Single-family homes and townhomes, per the community website. In MLS listings, townhomes can be classified differently from single-family homes, so use both the single-family filter and the unfiltered view when you search: single-family homes in Skye Canyon or all homes in Skye Canyon.

Builders. The community website currently lists Century Communities, Toll Brothers and LGI Homes. Builders and neighborhoods change as sections sell out, so check the website for who is selling now. Resale homes were built by whichever builder opened that neighborhood.

Size and age. Square footage, bedrooms and year built are on every listing. Instead of guessing from the name of the community, sort the search results by square feet or filter by bedroom count, and look at the year built on the homes you like.

New construction versus resale. A builder's new home and a resale home in the same neighborhood can differ in price, upgrades and what the builder includes. Ask for the builder's current price sheet and compare it with recent sales of resale homes nearby.

HOA basics

The community website confirms that Skye Canyon has an HOA, the Skye Canyon Community Association. The same page links to a list of sub-associations, which means some neighborhoods have their own association on top of the community-wide one.

What to do with that:

  • Check the HOA fee shown on each listing, and ask whether it covers only the master association or a sub-association too.
  • Ask for the association's governing documents (CC&Rs), budget and rules before you commit. Rules about parking, rentals, exterior changes and fencing differ between associations.
  • Ask what the dues pay for, and whether any amenity has a separate fee.

We do not quote a dues figure here because it varies by neighborhood and changes over time. The listing and the association are the sources to rely on.

Amenities and parks

These are the amenities named on the community's website:

  • Skye Canyon Park: open natural space for outdoor activities.
  • Skye Center: the community center, which the website says hosts events and includes Aspire Coffee House and gathering spaces.
  • Skye Fitness: a gym and a junior Olympic pool.
  • Trails and bike lanes throughout the community.

Ask the association whether using the fitness center or pool carries a fee beyond your dues, and what the hours are. Amenity details are set by the association, not by us.

Shopping and dining

The community's website lists Skye Canyon Marketplace, described as a mix of shops, restaurants and businesses. Which businesses are open changes often, so check current listings on the marketplace's own page or a map before you count on a specific store or restaurant.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, and a new address may not appear right away, so confirm with CCSD before you rely on it.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal. Confirm which agency serves the address you are considering.

Buyer pros and cons

Pros

  • The park, community center, fitness center with a pool, trails and bike lanes are inside the community, per its website.
  • US 95 access at Skye Canyon Park Drive.
  • A range of builders and neighborhoods, so you can compare several price points and home types in one community.
  • Some homes are newer construction, which means builder warranties may apply. Ask the builder what is covered and for how long.

Cons

  • HOA dues, and possibly sub-association dues, add to your monthly cost, and amenities may carry their own rules or fees.
  • Because the community website says it does not sell vacant lots, there is no option to buy land and build your own home there.
  • Your commute is set by where you work. Test it before you buy.
  • Neighborhoods differ in rules and costs, so one listing's HOA terms do not tell you another's.

Reading the numbers above

The stats box is built from MLS listings in Skye Canyon, so a few cautions apply:

  • Active listings are homes for sale today. The count moves daily.
  • Median list price is the middle asking price. It is not what homes sell for.
  • Median sold price is the middle closing price for homes that closed in the last 90 days. When fewer than five sales are on record in that window, the box says "Not enough sales" instead of showing a median that a single home could swing.
  • Median days on market is for homes that are still listed, so it describes how long current listings have been sitting, not how long past ones took to sell.
  • List price range runs from the lowest to the highest asking price among current listings. Townhomes and larger single-family homes sit at different ends of it.

For anything specific, such as what a particular floor plan has sold for, ask for a comparable-sales review of that home rather than relying on community-wide medians.

Questions to ask before you buy

  • Which association or sub-association governs this home, and what are the current dues and any pending assessments?
  • Which amenities are included in the dues, and which charge separately?
  • For a new home, what does the builder's warranty cover, and what is the closing-cost incentive, if any, for using the builder's lender?
  • For a resale home, how old are the roof, the air conditioning and the water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?
