Boulder City is its own city in Clark County, Nevada, with its own city government and police department. The box above shows what is for sale in Boulder City right now and what has recently sold. This guide explains how to read it, what the city says about its growth rules, and where to check schools and public safety for a specific address.

What the numbers include

"Boulder City" here means every listing the MLS places in the city of Boulder City. Listings in nearby unincorporated areas or in Henderson are not included. If there are only a few listings, one or two homes can move a median, so compare individual homes, not only the box.

The city's growth management plan

Boulder City limits how fast it grows. The city's planning FAQ (read October 7, 2026) calls its growth control ordinance the "Controlled Growth Management Plan (Chapter 41 of Title 11)" of the city's code and says it applies primarily to those building houses for sale and to apartment, multifamily and hotel construction. It also says the ordinance applies technically to owner-builders on newer lots (created since 1996), who can be approved at the staff level. The Community Development page says staff manage the Growth Control Ordinance by reviewing all requests for construction to ensure statutory limits are not exceeded.

What this means for a buyer: if you plan to build, buy a lot, or buy new construction, ask the city's Community Development Department how the plan applies to that parcel, at 702-293-9282, before you rely on any assumption. The city's zoning code is in its municipal code.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Boulder City, condos in Boulder City and vacant lots in Boulder City. Zoning matters for any lot or addition, so check it with the city before you rely on a listing's description.

HOA basics

Check the HOA fee field on the listing to see whether a home is in an association, then:

  • Ask whether the home is in an association and what the dues cover.
  • Ask for the CC&Rs, budget and any pending special assessment where one exists.
  • For a home with no HOA, ask about any recorded deed restrictions.

We do not quote a dues figure because it varies and changes over time.

Location and commute

Boulder City is a separate city from Las Vegas and Henderson. Commute time depends on where you work and when you drive. Map the route from a specific address and test it at the hours you would actually travel.

  • Is the home in an association, and what are the dues and any pending assessments?
  • For a lot or an addition, how does the city's growth management plan and zoning apply?

  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. For a specific home, ask for a comparable-sales review instead of relying on Boulder City-wide medians.
