What the numbers include
Many Lake Las Vegas sub-communities are listed in the MLS under a village or project name instead of "Lake Las Vegas." We count listings in Henderson whose subdivision name contains "Lake Las Vegas," plus Montelago, Reflection Bay, South Shore, Southshore and Vista Pointe in ZIPs 89011 and 89044. Sub-communities with other names are not counted, so treat the figures as listings in subdivisions identified as Lake Las Vegas. Overview
According to its website (read October 7, 2026), Lake Las Vegas is a 3,600-acre master plan, and the site describes custom lots as a waterfront lot about 25 minutes from the Las Vegas Strip. Drive times vary with traffic, so test the route you would actually use.
Amenities named on the website

- Hotels: The Westin Resort & Spa and The Hilton Resort & Spa.
- Recreation: Lake Las Vegas Sports Club.

Whether you can use a club, and at what cost, is set by that club or the association, not by the listing. Ask before you rely on an amenity.

Which of them are selling changes over time, so check lakelasvegas.com for the current list. Some of these may not be counted in the numbers above, because they are identified by the MLS under other names.
Compare homes with the filters: single-family homes in Lake Las Vegas and condos in Lake Las Vegas. If a community is age-restricted, its own rules say so; read them before you make an offer.
HOA basics
A Lake Las Vegas home may sit in more than one association. Before you commit:
- Check the HOA fee on the listing and ask which associations it covers.
- Ask for the CC&Rs, the budget and any pending special assessment.
- Ask what the dues pay for, which amenities charge separately, and whether club membership is optional.

Schools and safety

- Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.

Cons
- HOA dues, and possibly club or amenity fees, add to your monthly cost.
- Distance to daily destinations depends on the address; test the drive at the hours you would travel.
- Because sub-communities have different names in the MLS, a search by name alone can miss homes.
Questions to ask before you buy
- Which association or associations govern this home, and what are the dues and any pending assessments?
- Which amenities and clubs are included, and which charge separately?
- Is this neighborhood age-restricted, and what are its rules?
- Which schools is the address zoned for today, according to the CCSD Zoning Search?
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Lake Las Vegas figures cover only subdivisions identified as Lake Las Vegas, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Lake Las Vegas-wide medians.
