Sun City Summerlin is an age-restricted (55+) community on the western edge of Las Vegas, within the Summerlin master plan, built by Del Webb. This guide covers what age restriction means for a buyer, how the association and amenities work, and where to check schools and public safety for a specific address.

Overview

Sun City Summerlin is run by the Sun City Summerlin Community Association. Its website describes the community as part of the Summerlin master-planned community on the western edge of Las Vegas. In older MLS records the community may appear under its original name, "Sun City Las Vegas." Our Sun City Summerlin search covers both names.

55+ rules: what a buyer needs to know

Sun City Summerlin is an age-restricted community. Federal fair housing law allows a community to restrict occupancy by age if it qualifies as housing for older persons. Under the federal Housing for Older Persons Act, a community generally must show that it is intended and operated for people 55 or older, that at least 80 percent of occupied homes have at least one occupant 55 or older, and that it publishes and follows age-verification policies.

That federal test is the minimum. An association's own age rules can be stricter than the federal summary above, so read the community's CC&Rs and rules rather than relying on it. The exact rules that apply to a home, such as who may live there, how long guests may stay, and what happens if a resident is under 55, are set in the community's governing documents and rules, not by the sale itself. Before you make an offer:

  • Ask for the current governing documents and age-verification rules from the Sun City Summerlin Community Association.
  • Ask how the association handles a resident who is under 55, an heir, or a spouse after a death or divorce.

Location and commute

Sun City Summerlin is on the western edge of Las Vegas. Commute time depends on where you work and when you drive. Map the route to your destination and test it at the hours you would actually travel.

Housing stock

Home types. Listings include single-family homes and attached homes. Filter to compare them: single-family homes in Sun City Summerlin and condos in Sun City Summerlin.

Age. Square footage, bedrooms and year built appear on every listing. Check year built, and ask about the age of the roof, air conditioning and water heater.

HOA basics

The Sun City Summerlin Community Association is the master association. Some neighborhoods or attached-home groups may also have their own sub-association, which adds its own dues.

Before you commit:

  • Check the HOA fee on the listing and ask which associations it covers.
  • Ask for the CC&Rs, budget, rules and any pending special assessment.
  • Ask which amenities and clubs are covered by dues and which charge separately.

Amenities and clubs

The association's website lists four fitness centers, with these features as stated there:

  • Desert Vista: indoor and outdoor pool and spa, basketball area, bocce ball, exercise room, gym, horseshoe pits, pickleball courts, picnic area, tennis courts.
  • Mountain Shadows: outdoor pool, gym, horseshoe pits, outdoor walking track, racquetball court, mini golf, shuffleboard, tennis courts.
  • Pinnacle: outdoor pool and spa, exercise room, gym, massage room, outdoor walking track, softball field, ping pong tables, tennis courts.
  • Sun Shadows: indoor pool and spa, aerobics room, exercise equipment room, bocce ball court, table tennis.

The website also lists golf courses, clubs and restaurants. Golf may be separate from association dues, so ask which courses are included and what they cost.

Shopping and dining

Which stores and restaurants are open changes often. Look at a current map for the businesses you rely on and measure from the specific home.

Schools and safety

We link to the official sources instead of summarizing them, because zoning and public safety data change and should be read for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which schools serve an address.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal. Confirm which agency serves the address you are considering.

Buyer pros and cons

Pros

  • Four association fitness centers with pools, courts and gyms, per the association's website.
  • An established community with a wide choice of resale homes at different times.
  • Age-restricted occupancy rules set out in the governing documents, so you can read exactly what applies before you buy.

Cons

  • Age restrictions limit who may live in the home, including future buyers, which can narrow your resale pool and affect heirs.
  • Dues and any separate fees add to monthly cost, and some amenities carry their own charges.
  • Homes were built over many years, so condition and systems vary widely.
  • Commute time depends on where you go; test it.

Reading the numbers above

The stats box is built from MLS listings in Sun City Summerlin, so a few cautions apply. Active listings are homes for sale today. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days, and it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed. For a specific home, ask for a comparable-sales review.

  • What are the current age-restriction and guest rules, and how are they verified?
  • What are the dues, and which amenities, clubs and golf are included?
  • Are any assessments pending?
  • How old are the roof, air conditioning and water heater?
  • What are the rules on rentals, parking and exterior changes?
