What the numbers include
"Pahrump" here means every listing the MLS places in the city of Pahrump. Listings in nearby areas of Nye County with a different city name are not included. Pahrump has fewer listings than the Las Vegas Valley, so a few homes can move a median; compare individual homes, not only the box. Use the Pahrump search for the same rule applied to the full search.
Who provides what
Nye County's planning page (read October 9, 2026) says the Town of Pahrump operates with a Town Board and Town Manager. It lists the town's functions as parks, recreation, fairgrounds, social services, fire and emergency services, and says the Nye County Board of Commissioners oversees planning and zoning, division of land, the Sheriff's office, flood control, air quality, public works, roads, and building and safety. So a permit, a lot split or a road question may go to the county, while a park question goes to the town. Ask both which one handles what you need.
Property taxes
The Nye County Treasurer's Office is the real property tax collector for several taxing entities, including the Nye County School District and the State of Nevada, and says owners may pay in installments if the taxes on a parcel exceed $100 (read October 9, 2026 on the Treasurer's page). The page lists a Pahrump office at 170 N. Floyd Street, Suite 2. Tax rates are set by the taxing entities that apply to the parcel, so a Pahrump bill is not comparable to a Clark County bill on the same price. Housing stock
Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Pahrump and condos in Pahrump. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Pahrump as well. Lot size matters here: look at the lot size on each listing, and ask about utilities, because water and sewer or septic arrangements can differ by address.
HOA basics
Check the HOA fee on the listing, then:
- Ask which association or associations the home belongs to and what the dues cover.
- Ask for the CC&Rs, the budget and any pending special assessment.
- Ask what the dues pay for and which amenities charge separately.

Schools and safety

- Schools: Pahrump is served by the Nye County School District, not the Clark County School District. Ask the district which schools serve a specific address, and confirm in writing before you rely on it.
- Public safety: the Nye County Sheriff's Office lists its headquarters at 1520 E. Basin Ave. in Pahrump and its records and non-emergency numbers. The county page does not list crime statistics, so ask the Sheriff's Office what public crime data it provides.
Commute
Pahrump is a separate community from the Las Vegas Valley. Commute time depends on where you work and when you drive. Map the route from a specific address and test it at the hours you would actually travel.

- What do the parcel's recent tax bills show?
- Is the home in an association, and what are the dues and any pending assessments?
- Which schools does the Nye County School District say serve the address?
- Whether the Town of Pahrump or Nye County handles the permits or services you care about.
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Pahrump figures cover listings the MLS places in the city of Pahrump, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Pahrump-wide medians.
