55+ Communities in Las Vegas: Age Rules and Where to Look

A 55+ community is housing that is allowed to limit who lives there by age. The federal rule is a minimum, and each community's own rules can be stricter. This guide explains the federal rule, links our guides to the two Del Webb Sun City communities we cover, and lists other age-qualified communities named on official community websites.

How the federal 55+ rule works

Fair housing law generally bars discrimination based on familial status, but it allows housing for older persons that qualifies for an exemption. HUD's regulations (24 CFR 100.304 to 100.307) set the conditions for housing for people 55 or older. In summary, a community must:

  • be intended and operated for people 55 or older;
  • have at least one occupant 55 or older in at least 80 percent of its occupied units; and
  • publish and follow policies that show that intent, and verify occupancy through surveys or other means at least once every two years.

Each community's own age rules may be stricter than the federal summary above. The CC&Rs and rules control who may live in a home, how long guests may stay, and what happens if a resident is under 55. Read them before you make an offer.

We list only communities that an official source describes as age-restricted or age-qualified. Check each community's association directly for its current rules.

  • Summerlin's age-qualified neighborhoods. Summerlin's website (read October 7, 2026) lists these established age-qualified neighborhoods: Heritage at Stonebridge, Regency, Siena, Sun City Summerlin and Trilogy. It says they are independently owned and operated, and recommends contacting them directly. See summerlin.com.
  • Sun City Aliante, North Las Vegas. The community association's website (read October 7, 2026) describes an age-restricted community of 2,028 homes, with fitness facilities, tennis and pickleball courts, and a city-owned 18-hole golf course that runs through the community. Searching

Our searches are by named community, so use the links above. Listings also show the HOA fee and year built. Whether a home is in an age-restricted community is set by its association, not by the listing description, so confirm it in the CC&Rs.

What to ask before you buy

  • What are the current age rules, how are they verified, and what is the process for a resident under 55, an heir, or a surviving spouse?
  • How long may younger guests stay?
  • What are the dues, and which amenities, clubs and golf are included?
  • Are any assessments pending?
  • How old are the roof, air conditioning and water heater?
