Moving to Nellis AFB: Housing Options and VA Loan Basics

If you are moving to Nellis Air Force Base, you have three paths: on-base housing, renting off base, or buying with a VA loan. This guide summarizes what the Air Force's Nellis housing page and VA.gov say (read October 9, 2026), links the official calculators and offices, and points to the Las Vegas-area guides for the areas that page names. It is not official guidance. Housing rules change, so confirm with the Military Housing Office before you act.

On-base housing

The Air Force's Nellis AFB housing page says the Military Housing Office (MHO) is the first stop for housing needs and asks you to contact it as soon as you know you are moving to Nellis. It says military family housing at Nellis is privatized, that Nellis Family Housing is owned and managed by Hunt Companies, and that the MHO establishes eligibility and referral for privatized housing. Residents sign a tenant lease, typically for a one-year term, with a military clause, and pay rent by authorizing an allotment of their BAH. The MHO lists its phone as (702) 652-1840 and its address as 4601 Richard Kisling Drive, Las Vegas, NV 89115. Hunt's community website is nellisfamilyhousing.com.

For unaccompanied Airmen, the page says dormitory housing is provided for Airmen in the ranks of E-1 to E-3, and E-4 with less than 3 years of service, and that those in higher categories move into housing in the local community.

Housing in the local community

The MHO says it helps all DoD personnel find housing in the local community, including help with leases, the military release clause, and landlord disputes. The page names the ZIP codes most popular with Nellis families:

These are the Air Force's lists, not our recommendations, and ZIP codes do not match neighborhood boundaries. Commute time depends on the gate you use and the hours you drive, so test the route from any address you are considering.

BAH: your housing allowance

Basic Allowance for Housing (BAH) depends on rank, dependency status and permanent duty station ZIP code. The Defense Travel Management Office's BAH rate lookup is the official calculator: enter the ZIP code, the year and your pay grade. We do not quote rates, because they change every year. Use the calculator to set a budget, then remember that your housing costs include utilities, insurance and, for a purchase, HOA dues and taxes.

VA home loans

According to VA.gov, VA-backed loans can help veterans, service members and survivors buy, build, improve or refinance a home. VA says nearly 90% of VA-backed loans are made with no down payment, and that you still need enough credit and income for the loan amount. The basics:

Schools

The housing page lists schools on and near the base, including Coral Academy K-8 on base, and says to call the Clark County School District Transportation Office to arrange bus transportation. For an off-base address, use the Clark County School District Zoning Search and confirm with CCSD before you rely on it.

Questions to ask before you decide

  • Is on-base housing available for your rank and dependents, and what is the wait?
  • What will BAH cover once you add utilities and insurance?
  • If you buy, how long will you stay, and what happens to the home at your next assignment?
  • Does your lender have experience with VA loans, and is the home or building VA-approved?
  • Which route to the base works at the hours you would drive?
