Aliante is a master-planned area in North Las Vegas, Nevada. The box above shows what is for sale there today and what has recently sold. This guide explains what those numbers include, what the City of North Las Vegas and the National Park Service say about nearby public land, and where to check schools and public safety for a specific address. Aliante is also the name of a casino-hotel in the area. The casino is a local landmark and has nothing to do with the numbers here.
What the numbers include
We count listings in North Las Vegas whose subdivision name contains "Aliante." That includes Sun City Aliante, an age-restricted (55+) community inside the Aliante master plan. Sun City Aliante is not counted separately, so the figures mix age-restricted and unrestricted homes. If you are shopping for or avoiding age-restricted housing, read each community's own rules, and see our 55+ communities guide for how the federal age rule works. Subdivisions in the area that do not carry the name are not counted. Use the Aliante search for the same rule applied to the full search.
Parks and open space
- Aliante Nature Discovery Park: the City of North Las Vegas lists it at 2627 Nature Park Drive, a 20-acre park established in 2003. The city's page names a man-made lake and waterfall, walking paths, a playground, soccer fields, tennis and volleyball courts, picnic sites, an amphitheater and a splash pad, with park hours of 6 a.m. to 11 p.m. (read October 9, 2026 on the city's park page). Hours and rules change, so check before you go.
- Tule Springs Fossil Beds National Monument: the National Park Service says the monument is open every day from sunrise to sunset and lists a trailhead for its South Unit at Aliante Parkway and Moonlight Falls Avenue (read October 9, 2026 on its basic information page).
Housing stock
Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Aliante and condos in Aliante. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Aliante as well. Age-restricted homes sit inside the same area, so check each listing's description and the community's rules.
Military families
Nellis Air Force Base's housing office says the most popular ZIP codes for Nellis families are in and around the Aliante area, and it lists 89084, 89085, 89031, 89087 and 89086 (read October 9, 2026 on its Nellis housing page). HOA basics
Check the HOA fee on the listing, then:
- Ask which association or associations the home belongs to and what the dues cover.
- Ask for the CC&Rs, the budget and any pending special assessment.
- Ask what the dues pay for and which amenities charge separately.
We do not quote a dues figure because it differs by community and changes over time.
Schools and public safety

- Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
- Public safety: Aliante is in the City of North Las Vegas, which has its own North Las Vegas Police Department. Confirm which agency serves the address you are considering.
Questions to ask before you buy
- Is the home in a 55+ community, and what are its age rules?
- Which associations govern the home, and what are the dues and any pending assessments?
- How old are the roof, air conditioning and water heater?
- Which schools is the address zoned for today, according to the CCSD Zoning Search?
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Aliante figures cover only subdivisions identified as Aliante, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Aliante-wide medians.
