Cadence is a master-planned community in Henderson, Nevada. The box above shows what is for sale there today and what has recently sold. This guide covers what the community's website says about its size, builders, parks and association, and where to check schools and public safety for a specific address.
Overview
According to the community's FAQ (read October 7, 2026), Cadence is off Lake Mead Parkway, close to the Lake Mead Recreation Area, on 2,200 acres with nearly 450 acres of open space, and at buildout will include up to 12,250 residential units. The site lists homes from 1,300 to 4,425 square feet, in two to five bedrooms. The most useful way to compare them is to filter the Cadence search by price, bedrooms and square footage.
Builders
The website lists these builders: Beazer Homes, Century Communities, D.R. Horton, Lennar, Richmond American Homes, Taylor Morrison and Woodside Homes. It also lists rental operators. Builders and neighborhoods change as sections sell out, so check cadencenv.com for who is selling now. Resale homes were built by whichever builder opened that neighborhood.
Parks, trails and amenities
These are the amenities named on the community's website:
- Central Park: about 50 acres with turf areas, an amphitheater, pickleball courts, a six-lane lap pool and a 2,000-square-foot splash pad, per the parks and trails page.
- Other parks: Desert Pulse Park (a 5-acre city park with a dog park) and Citrine Sky Park.
- Trails: the website describes the River Mountain Loop trail and the Las Vegas Wash trail.
Ask the association whether using a pool or other facility carries a fee beyond your dues, and what the hours are.
Housing stock
Listings include single-family homes and attached homes. Compare them with the filters: single-family homes in Cadence and condos in Cadence. A builder's new home and a resale home on the same street can differ in price, upgrades and what is included; ask a builder for its current price sheet and compare it with recent resale prices nearby.
HOA basics
The community FAQ says Cadence has a master homeowners association as well as sub-associations for some neighborhoods, and that homeowners may also face non-HOA assessment fees. It also says design review approval is needed for changes such as pools. Before you commit:
- Check the HOA fee on the listing and ask which associations it covers.
- Ask for the CC&Rs, the budget and any pending special assessment.
- Ask whether any non-HOA assessments apply to the lot.

Location and commute
The community's website gives its location off Lake Mead Parkway in Henderson. Commute time depends on where you work and when you drive. Map the route and test it at the hours you would actually travel.

- Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.

- New construction may carry a builder warranty; ask what it covers and for how long.
Cons
- HOA dues, sub-association dues and possible additional assessments add to your monthly cost.
- The community is still being built, so construction continues nearby.
- Neighborhoods differ in rules and costs, so one listing's terms do not tell you another's.
Questions to ask before you buy
- Which association or associations govern this home, and what are the dues and any non-HOA assessments?
- For a new home, what does the builder's warranty cover, and what incentive applies if you use the builder's lender?
- For a resale home, how old are the roof, air conditioning and water heater?
- Which schools is the address zoned for today, according to the CCSD Zoning Search?
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. For a specific home, ask for a comparable-sales review instead of relying on Cadence-wide medians.
