Sun City Anthem is an age-restricted (55+) community in Henderson, built by Del Webb. The box above shows what is for sale there today and what has recently sold. Overview
The Sun City Anthem Community Association's website says the community has 7,144 single-story homes, was established in 1998 and was completed by 2008, and lists a gated section called Pinnacle Village with 227 homes and a group of villa homes. The association says there are 34 models, each either a single-family home or a villa (a semi-attached home), ranging from 1,080 to 3,175 square feet. All figures are from the association's pages as read on October 6, 2026.
55+ rules: what a buyer needs to know
Sun City Anthem is an age-restricted community. As stated on the association's buyer-information page (read October 6, 2026):
- "At least 80% of dwelling units must be occupied by at least one person aged 55 or older at all times."
- At least one occupant must be an Age-Qualified Occupant (55+) who stays overnight at least 150 days per calendar year.
- "Persons under 19 may stay overnight for up to 60 days per calendar year but may not reside there."

Location and commute
Sun City Anthem is in Henderson. Commute time depends on where you work and when you drive. Map the route to your destination and test it at the hours you would actually travel.
Housing stock
Home types. The association says homes are single-family or villa (semi-attached). Filter to compare them: single-family homes in Sun City Anthem and attached homes in Sun City Anthem.
Size and age. Square footage, bedrooms and year built appear on every listing. The association says the community was completed by 2008, so ask about the age of the roof, air conditioning and water heater.
HOA basics
The association lists these 2026 assessments on its buyer-information page (read October 6, 2026):
- Main association: $435.00 per quarter ($1,740 per year).
- Pinnacle Village: $643.50 per quarter ($2,574 per year).
- Villa duplexes vary by neighborhood: Canyon Crest $1,263.00, Clubhouse $1,328.50, High Mesa $1,239.75 and Mountain View $1,178.25 per quarter.
- Assessments are due January 1, April 1, July 1 and October 1.
Assessments can change, and the association's page is the source to check for current figures. Also ask about transfer fees, pending assessments and what the dues cover.
Amenities
The association's website lists these facilities:
- Three recreation centers: Anthem Center (77,000 square feet), Independence Center (31,000) and Liberty Center (22,000).
- Five pools, three hot tubs and two fitness centers.
- Tennis courts at Anthem (eight), and at Liberty four tennis courts and 16 pickleball courts, plus seven bocce courts at Anthem.
- A theater, a resident library, a Veterans Hall, a restaurant, craft rooms and a woodshop.
The association says championship golf courses are located nearby, which means golf is separate from the association. Ask what golf costs and whether a membership is required.
Shopping and dining
Which stores and restaurants are open changes often. Look at a current map for the businesses you rely on and measure from the specific home.
