Homes for sale in Las Vegas area from the MLS, as of October 16, 2026 (refreshed every 6 hours). Sold figure: 5920 closed sales in the last 90 days.
This page shows homes currently for sale at two price levels: homes at $1 million and up, and mansions at $3 million and up. Both grids show houses, condos and townhouses; land and high-rise condos are not in them. They refresh with the MLS, so they change as homes sell or are listed. We do not rank communities, builders or homes.

Mansions: $3 million and up

If a grid is empty, nothing matched that price level when the page loaded. The search links above do not include townhouses, which the search page cannot filter by type.
Where luxury homes are found
These guides cover communities where higher-priced homes are listed. Each shows the live prices for its own area:
- The Ridges (Summerlin): see the Ridges section of our Summerlin guide.
- MacDonald Highlands, Henderson
- Queensridge, Las Vegas
- Southern Highlands, Las Vegas
- Lake Las Vegas, Henderson
Luxury high-rise condos are a separate category; see Las Vegas high-rise condos.
What to check at this price
- The appraisal. Fewer comparable sales exist at higher prices, which can make appraisal and pricing harder. Ask your agent for the closest recent sales and how they compare.
- Financing. Loans above the conforming limit are underwritten differently. Get written Loan Estimates from more than one lender (CFPB explains what to compare).
- Insurance. Higher replacement cost and features such as pools or detached guest houses change coverage needs. See our homeowners insurance guide and ask for a quote for the specific address before you offer.
- Taxes. See Nevada property taxes explained.
- Gates and associations. Ask for the CC&Rs, the budget, the dues and anything that limits changes to the property.
- Inspections. Large homes have large systems. Ask about the age and service history of the roof, air conditioning, pool equipment and any smart-home or solar equipment.
- Disclosure. The seller must complete the Nevada Seller's Real Property Disclosure at least 10 days before conveyance (Form 547, read October 16, 2026).
