Summerlin is a master-planned community on the west side of the Las Vegas Valley. The box above shows listings in subdivisions identified as Summerlin, what is for sale today and what has recently sold. It is not every home in Summerlin: the MLS has no "Summerlin" field, and many Summerlin villages carry names that do not say Summerlin, so some homes are not counted. This guide explains the numbers, what the developer's website lists, and where to check schools and public safety for a specific address.
What the numbers include
We count listings whose subdivision name contains "Summerlin," plus The Ridges and the original name of Sun City Summerlin ("Sun City Las Vegas," ZIP 89134 only). To keep stray matches out, the listing must also sit in ZIP 89128, 89134, 89135, 89138, 89144 or 89145. Villages with other names are not counted. To see everything in an area you like, use the Summerlin search and then search a map view of the streets you are interested in.
Overview
According to its website (read October 7, 2026), Summerlin is developed by Howard Hughes Communities and sits against the Red Rock National Conservation Area. The site says Summerlin has more than 300 parks and over 200 miles of trails, and it describes Downtown Summerlin as a shopping and dining destination.
Villages
The website lists these villages as actively selling as of October 7, 2026: Grand Park, Kestrel, Kestrel Commons, La Madre Peaks, Redpoint Square, Summerlin Centre and The Peaks. The list changes as villages sell out, so check summerlin.com for the current one. Resale homes in older villages are sold through the MLS like any other home, and you will find them in the search above only if their subdivision name qualifies.
55+ neighborhoods
Summerlin's website lists these established age-qualified neighborhoods: Heritage at Stonebridge, Regency, Siena, Sun City Summerlin and Trilogy. Federal law allows age-restricted housing for people 55 or older, but each community's own rules may be stricter, so check its CC&Rs.
Housing stock
The website describes villages with attached homes, detached homes or both. Filter to compare: single-family homes in Summerlin and condos in Summerlin. The developer's website also lists custom homesites; ask the developer or the listing agent about availability.
HOA basics
Summerlin homes can sit in more than one association, such as a village association and a sub-association. Before you commit:
- Check the HOA fee on the listing and ask which associations it covers.
- Ask for the CC&Rs, the budget and any pending special assessment.
- Ask what the dues pay for and which amenities charge separately.
We do not quote a dues figure because it differs by village and changes over time.
Location and commute
Summerlin spans many villages, so distances to work, the airport and the Strip depend on the village. Map the route from a specific address and drive it at the hours you would actually travel.
Schools and safety
We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.
- Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
- Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal, which covers Las Vegas and unincorporated Clark County. Confirm which agency serves the address you are considering.
Questions to ask before you buy
- Which villages or sub-associations govern this home, and what are the dues and any pending assessments?
- Is this a 55+ neighborhood, and what are its age rules?
- For a new home, what does the builder's warranty cover?
- How old are the roof, air conditioning and water heater?
- Which schools is the address zoned for today, according to the CCSD Zoning Search?
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Summerlin figures cover only subdivisions identified as Summerlin, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Summerlin-wide medians.
