Homes for sale in Seven Hills from the MLS, as of October 7, 2026 (refreshed every 6 hours). Sold figure: 22 closed sales in the last 90 days.

Seven Hills is an area of Henderson, Nevada. The box above shows what is for sale in Seven Hills subdivisions today and what has recently sold. We could not find an official Seven Hills community website, so this guide does not describe its amenities, builders or developer; it sticks to what the MLS shows and to the questions worth asking.

What the numbers include

The MLS has no "Seven Hills" field, so we identify these homes by subdivision name: listings in Henderson whose subdivision name contains "Seven Hills," such as Horizons At Seven Hills Ranch. Homes in nearby subdivisions with other names are not counted. Treat the figures as listings in subdivisions identified as Seven Hills. Use the Seven Hills search for the same rule on the full search page.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing, so compare homes with the filters instead of assuming from the name: single-family homes in Seven Hills and condos in Seven Hills. Homes can differ a great deal between subdivisions. Look at year built, lot size and whether a home is detached or attached.

HOA basics

Seven Hills subdivisions can each have their own association, and some sit inside a larger one. Because there is no single community website to rely on, ask each listing:

  • Which association or associations govern this home, and what are the dues?
  • Is the subdivision gated, and who pays for the gate and its upkeep?
  • What do the CC&Rs, budget and reserve study say, and is any special assessment pending?
  • Which amenities are included, and which charge separately?

We do not quote a dues figure because it differs by subdivision and changes over time.

Location and commute

Seven Hills is in Henderson. Commute time depends on where you work and when you drive. Map the route from a specific address and drive it at the hours you would actually travel.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the City of Henderson publishes crime statistics on its website. Confirm which agency serves the address you are considering.

Buyer pros and cons

Pros

  • Search filters let you compare home types, sizes and prices across subdivisions.
  • Year built, lot size and HOA fee are on every listing.

Cons

  • With no single community website, you have to ask each listing about gates, associations and amenities.
  • Some homes may not be counted in the numbers if their subdivision name does not include "Seven Hills."
  • A small number of listings means one or two homes can move a median.

Questions to ask before you buy

  • Which association governs this home, and what are the dues and any pending assessments?
  • Is the neighborhood gated, and what does that cost?
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. With few listings, one or two homes can move any median. For a specific home, ask for a comparable-sales review instead of relying on Seven Hills-wide medians.
