Mesquite is its own city in Clark County, Nevada, with its own city government and police department. The box above shows what is for sale in Mesquite today and what has recently sold. This guide explains how to read it, which city departments to ask about a specific property, and where to check schools and public safety.

What the numbers include

"Mesquite" here means every listing the MLS places in the city of Mesquite. Clark County lists Mesquite among the cities in Clark County. Listings in nearby areas with a different city name are not included. Mesquite has fewer listings than the Las Vegas Valley, so a few homes can move a median; compare individual homes, not only the box. Use the Mesquite search for the same rule applied to the full search.

City departments

The City of Mesquite's website (read October 9, 2026) lists Planning and Zoning and the Building Division among its departments. For a lot, an addition or new construction, ask them what applies to the parcel before you rely on a listing's description. The site also lists utilities and public works resources; ask which utilities serve a specific address.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Mesquite and condos in Mesquite. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Mesquite as well. Lot size and year built are on every listing.

HOA basics

Check the HOA fee on the listing, then:

  • Ask which association or associations the home belongs to and what the dues cover.
  • Ask for the CC&Rs, the budget and any pending special assessment.
  • Ask what the dues pay for and which amenities charge separately.

Property taxes

Commute

Mesquite is a separate city from Las Vegas and Henderson. Commute time depends on where you work and when you drive. Map the route from a specific address and test it at the hours you would actually travel.

Schools and police information

  • Schools: start with the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. If an address does not appear, ask the district. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the Mesquite Police Department lists its station at 695 Mayan Circle and its non-emergency number on the city's website. The page does not publish crime statistics, so ask the department what public crime data it provides.

Questions to ask before you buy

  • Is the home in an association, and what are the dues and any pending assessments?
  • For a lot or an addition, how do the city's zoning and building rules apply?
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Mesquite figures cover listings the MLS places in the city of Mesquite, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Mesquite-wide medians.
