People use "suburbs" for many different parts of the Las Vegas valley and the towns beyond it. Some are separate cities, such as Henderson, North Las Vegas and Boulder City. Others, such as Summerlin, Enterprise and Spring Valley, are communities or areas within the valley. This page does not rank them or tell you where you belong. It groups the areas we have written guides for, shows current asking prices in each, and links to the guide for each one so you can read how its numbers are counted.

Henderson

Henderson is a city southeast of Las Vegas. Start with Henderson homes for sale, then see its communities: Green Valley, Inspirada, Cadence, Seven Hills, Anthem, MacDonald Highlands, Lake Las Vegas and the age-restricted Sun City Anthem.

How to compare areas fairly

  • Compare like with like. A table that mixes a whole city with a single community is a rough guide, not a ranking. The tables sort by median list price only because that order is neutral.
  • Look beyond the list price. HOA dues, insurance and property taxes change the monthly cost. See Nevada property taxes explained and our homeowners insurance guide.
  • Check the specific address. School zoning, public safety and flood zones are checked at the source for the exact home, using the links in each guide.
  • Test the drive. Visit at the times you would commute or shop before you decide.
