Homes for sale in Providence from the MLS, as of October 9, 2026 (refreshed every 6 hours). Sold figure: 22 closed sales in the last 90 days.

Providence is a master-planned community in the northwest Las Vegas Valley. The box above shows what is for sale in subdivisions identified as Providence today and what has recently sold. This guide explains what those numbers include and where to check schools and public safety for a specific address. We did not find an official community website we could verify, so we do not repeat marketing claims about Providence; everything below comes from our own listing data and the public sources linked.

What the numbers include

We count listings whose subdivision name starts with "Providence" or contains "At Providence" (for example, "Northern Terrace At Providence"), and only inside ZIP codes 89131, 89143, 89149 and 89166, which keeps look-alike names elsewhere out. Neighborhoods in the community that do not carry the name are not counted, so treat the figures as listings in subdivisions identified as Providence. Providence also sits inside the ZIP codes of our Centennial Hills guide, so the two sets of numbers overlap. Use the Providence search for the same rule applied to the full search.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Providence and condos in Providence. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Providence as well.

HOA basics

Check the HOA fee on the listing, then:

  • Ask which association or associations the home belongs to and what the dues cover.
  • Ask for the CC&Rs, the budget and any pending special assessment.
  • Ask what the dues pay for and which amenities charge separately.

We do not quote a dues figure because it differs by community and changes over time.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal, which covers Las Vegas and unincorporated Clark County. Confirm which agency serves the address you are considering.

Questions to ask before you buy

  • Which neighborhood association governs this home, and is there also a community-wide association?
  • What are the dues, and is any special assessment pending?
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Providence figures cover only subdivisions identified as Providence, as explained above. For a specific home, ask for a comparable-sales review instead of relying on Providence-wide medians.
