Anthem is an area of Henderson, Nevada that includes subdivisions such as Anthem Highlands and Anthem Country Club. The box above shows what is for sale in Anthem subdivisions today and what has recently sold. We could not find an official Anthem-wide community website, so this guide does not describe amenities, builders or a developer; it sticks to what the MLS shows and to the questions worth asking.

Anthem and Sun City Anthem are different

Sun City Anthem is a separate age-restricted (55+) community with its own association and its own guide, so it is not counted in the Anthem numbers above. The homes in this guide are not age-restricted unless a listing or its association says otherwise, so check the CC&Rs for any specific home.

What the numbers include

The MLS has no "Anthem" field, so we identify these homes by subdivision name: listings in Henderson whose subdivision name starts with Anthem or contains "At Anthem," excluding anything with "Sun City" in the name. Homes in subdivisions with other names are not counted, so treat the figures as listings in subdivisions identified as Anthem. Use the Anthem search for the same rule on the full search page.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Anthem and condos in Anthem. Subdivisions within Anthem differ in size, age and cost, so compare by listing, not by the Anthem name.

HOA basics

Anthem subdivisions can sit in more than one association. Because there is no single community website to rely on, ask each listing:

  • Which association or associations govern this home, and what are the dues?
  • Is the subdivision gated, and who pays for the gate?
  • What do the CC&Rs, budget and reserve study say, and is any special assessment pending?
  • Which amenities are included, and which charge separately? Golf or club membership at Anthem Country Club is set by the club, so ask it directly.

We do not quote a dues figure because it differs by subdivision and changes over time.

Location and commute

Anthem is in Henderson. Commute time depends on where you work and when you drive. Map the route from a specific address and drive it at the hours you would actually travel.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the City of Henderson publishes crime statistics on its website. Confirm which agency serves the address you are considering.

Questions to ask before you buy

  • Which association governs this home, and what are the dues and any pending assessments?
  • Is the neighborhood gated, and what does that cost?
  • Is club membership required, optional or separate?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. Anthem covers subdivisions with different price levels, so the median describes the mix, not any one of them. For a specific home, ask for a comparable-sales review instead of relying on Anthem-wide medians.
