Homes for sale in Henderson from the MLS, as of October 7, 2026 (refreshed every 6 hours). Sold figure: 1074 closed sales in the last 90 days.
Henderson is a city in the southeast part of the Las Vegas Valley, with its own city government, police department and planning rules. The box above shows what is for sale in Henderson right now and what has recently sold. This guide explains how to read it, lists the Henderson communities we have written guides for, and covers what to check before you buy.
What the Henderson numbers cover
"Henderson" here means every listing the MLS places in the City of Henderson. That is a whole city, not a neighborhood, so the median blends very different homes: condos, older single-family tracts, new construction in master-planned communities, and large homes in guard-gated communities. A city-wide median tells you little about any one community. Use it as a starting point, then narrow down with the guides below or with the Henderson search.
Henderson communities we cover
Each guide has its own live numbers and listings.
- Inspirada: a master-planned community. See homes.
- Green Valley: the Green Valley and Green Valley Ranch neighborhoods. See homes.
- Cadence: a master-planned community off Lake Mead Parkway, per its website. See homes.
- Seven Hills: listings in Seven Hills subdivisions. See homes.
- Anthem: Anthem subdivisions such as Anthem Highlands and Anthem Country Club. See homes.
- MacDonald Highlands: a guard-gated community with a country club, per its website. See homes.
- Lake Las Vegas: a lakefront master plan. See homes.
- Sun City Anthem: an age-restricted (55+) community. See homes.
These areas overlap with the city-wide numbers: homes in all of them are also counted in Henderson.
Housing types
Henderson listings include single-family homes, condos and attached homes. To compare them, filter the search: single-family homes in Henderson and condos in Henderson. Square footage, bedrooms and year built are on every listing, so sort by what matters to you instead of assuming from a community's name.
HOA basics
Many Henderson homes are in a homeowners association, and some are in a master association plus a sub-association. Before you commit:
- Check the HOA fee on the listing and ask which associations it covers.
- Ask for the CC&Rs, the budget and any pending special assessment. Rules on rentals, parking and exterior changes differ between associations.
- Ask what the dues pay for and which amenities charge separately.
We do not quote a dues figure because it varies by community and changes over time.
Property taxes
Henderson is in Clark County, and the Clark County Assessor and Treasurer handle property tax records and bills. How a bill is calculated, and how the abatement cap works, is explained in our Nevada property tax guide. Ask for the current tax amount on any home you are considering rather than relying on the seller's last bill, because a change of ownership can change the abatement.
Schools and safety
We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.
- Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
- Public safety: the City of Henderson publishes crime statistics on its website. Confirm which agency serves the address you are considering.
Questions to ask before you buy
- Which association or associations govern this home, and what are the dues and any pending assessments?
- Which amenities are included in the dues, and which charge separately?
- How old are the roof, the air conditioning and the water heater?
- Which schools is the address zoned for today, according to the CCSD Zoning Search?
- What is the commute from this address at the hours you would actually drive?
Reading the numbers above
The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. For a specific home, ask for a comparable-sales review instead of relying on Henderson-wide medians.
