Spring Valley is an unincorporated town in the western part of the Las Vegas Valley. The box above covers listings in ZIP codes 89103, 89117, 89146 and 89147. ZIP codes do not match town boundaries exactly, so homes just outside those ZIPs are not counted, and homes in those ZIPs may sit in the City of Las Vegas or another jurisdiction. This guide explains the numbers, what Clark County says about the town, and where to check schools and public safety for a specific address.

What the numbers include

We count every for-sale residential listing in ZIP codes 89103, 89117, 89146 and 89147, whatever its subdivision name. ZIP codes 89118 and 89148 are shared with other areas and are left out. Use the Spring Valley search for the same ZIP rule applied to the full search.

What Clark County says

According to Clark County's planning page (read October 9, 2026), Spring Valley is in the western part of the Las Vegas Valley, covers 22,865 acres (36 square miles), and is an unincorporated town administered by Clark County. The county's vicinity map of unincorporated towns shows where the towns sit. Because the town boundary and the ZIP codes differ, check the county's maps for a specific address.

Housing stock

Square footage, bedrooms, lot size and year built are on every listing. Compare homes with the filters: single-family homes in Spring Valley and condos in Spring Valley. Attached homes classified as townhouses by the MLS are not in those two filters, so check all homes in Spring Valley as well.

HOA basics

Check the HOA fee on the listing, then:

  • Ask which association or associations the home belongs to and what the dues cover.
  • Ask for the CC&Rs, the budget and any pending special assessment.
  • Ask what the dues pay for and which amenities charge separately.

We do not quote a dues figure because it differs by community and changes over time.

Schools and safety

We link to the official sources instead of summarizing them, because school zoning and public safety data change and are best read at the source for the exact address.

  • Schools: use the Clark County School District Zoning Search to see which elementary, middle and high school serve a specific address. Zoning can change, so confirm with CCSD before you rely on it.
  • Public safety: the Las Vegas Metropolitan Police Department publishes data through its Open Data Portal, which covers Las Vegas and unincorporated Clark County. Confirm which agency serves the address you are considering.

Questions to ask before you buy

  • Is the address in unincorporated Spring Valley or in an incorporated city, and which agencies serve it?
  • Which associations govern this home, and what are the dues and any pending assessments?
  • How old are the roof, air conditioning and water heater?
  • Which schools is the address zoned for today, according to the CCSD Zoning Search?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell. These figures cover every for-sale residential listing in ZIP codes 89103, 89117, 89146 and 89147, as explained above, so they mix several communities and price levels. For a specific home, ask for a comparable-sales review instead of relying on Spring Valley-wide medians.
