Las Vegas Housing Market Update: October 2026

This is the September 2026 Las Vegas housing market update. It covers the median sold price, number of homes sold, new listings, days on market and price cuts, for the Las Vegas area as a whole and for Henderson. Every number on this page comes from MLS data that 1st Realty calculated once, after the month closed, and then froze. For today's figures, use the live market report.

September 2026 takeaways

  • The median sold price in the Las Vegas area was $432,250 in September 2026, about the same as September 2025 ($430,000).
  • 2,188 homes sold, about 7% fewer than the 2,362 sold a year earlier, while 3,879 new listings came on the market, nearly identical to last September's 3,886.
  • Homes that sold spent a median of 29 days on the market (31 a year ago), and 45.3% of them sold after at least one price cut (47.3% a year ago).
  • Henderson's median sold price was $505,000, up about 3.6% from $487,450 a year earlier, on 449 sales (430 a year ago).

"Las Vegas area" means every residential for-sale listing in our MLS data, not only the city of Las Vegas. Leases and vacant land are left out. Henderson is shown on its own using the same measures. Where a comparison to a previous month or year appears under a number, it is shown only because the data for that earlier period was complete enough to compare fairly. Where nothing appears, the comparison was left out on purpose.

Las Vegas home prices

The median sold price is the middle price of all homes that closed during the month: half sold for more, half for less. It is a better guide to the Las Vegas median home price than an average, because a handful of very expensive sales cannot pull it up. Prices differ a lot by home type, so the table splits single-family homes from condos.

Single-family homes had a median sold price of $470,000, about 1% above September 2025, while the condo median of $219,900 was about 4% lower than a year earlier.

Days on market counts how long a home was listed before it went under contract and closed. The average days on market in Las Vegas moves with the season and with price, so compare like months where you can. The table shows the median, which is the middle value, for homes that closed in September.

How we calculated these numbers

  • New listings: homes that came on the market as Active during September 2026.
  • Homes sold: listings that closed during September 2026, as recorded in our MLS data.
  • Median sold price: the middle closing price of those sales.
  • Median days on market: the middle days-on-market value for those sales, using only sales that have days on market on file.
  • Price reductions: share of those sales with at least one recorded price decrease before closing.

Month boundaries follow the timestamps in our system, so a sale that closed late on the last day of a month can be counted in the next one.
