Days on market as reported in the MLS for homes that closed in the last 90 days, as of October 16, 2026 (refreshed every 6 hours). A row appears only with at least 30 sales. The middle half of sales falls between the two numbers shown.

How long a home takes to sell depends on its price, condition, location and the market the week it is listed. The box above shows the days on market reported in the MLS for Las Vegas-area homes that closed in the last 90 days. This guide shows the same figures by home type and area, explains what moves them, and lays out the steps between listing and closing.

A row appears only when at least 30 sales support it. A condo and a single-family home are different markets, so compare like with like.

Areas follow the same rules as our neighborhood guides. An area that does not appear had fewer than 30 closed sales in the window, and we do not publish a median from so few homes.

A specific month

Live numbers move every day. For a stated month we use a frozen snapshot instead, so the figures do not change after the fact. This is September 2026:

What changes how long a sale takes

  • Price. A home priced in line with recent sales of similar homes draws showings early. A home priced above them tends to sit, and the price changes then show up in the listing history. Our monthly market update reports how many listings cut their price.
  • Condition and presentation. Photos, cleaning, repairs and staging decide whether a buyer who tours the home makes an offer.
  • Location and home type. The tables above show how much the numbers differ by area and type.
  • Timing and competition. The number of similar homes for sale at the same time changes how many buyers you are competing for. Check the live active counts in the guide for your area.
  • Pricing strategy. Pricing at the market from the first day, or starting higher and reducing, are both used. Each trades off early attention against the chance of a lower final price. Ask for the recent sold homes that support whichever number you choose.

From listing to closing

Days on market describes the listing period. The sale is not finished when a buyer goes under contract. In rough order:

  1. Prepare and list. Choose a price, make repairs, photograph the home and list it.
  2. Review offers. Compare price, financing, contingencies and closing date, not price alone.
  3. Open escrow. Once you accept an offer, the buyer's deposit and the paperwork go to an escrow or title company. How long escrow lasts is set in the purchase contract and depends on the buyer's financing, inspections and appraisal. Ask the escrow company for the date written into your contract.
  4. Disclosures. In Nevada the seller must complete the Seller's Real Property Disclosure and serve it on the buyer at least 10 days before the property is conveyed (NRS 113.130, printed on the Nevada Real Estate Division's Form 547, revised June 1, 2023, read October 16, 2026). See our guide to selling by owner for what the form covers.
  5. Inspection, appraisal and loan approval. The buyer's lender needs the loan to be approved. Repair requests and appraisal results can change the deal.
  6. Closing. The Consumer Financial Protection Bureau says lenders must provide the Closing Disclosure three business days before the scheduled closing (CFPB closing disclosure explainer, read October 16, 2026). When escrow closes, the sale is complete and you receive the proceeds.

If you need to sell quickly, compare a normal listing with a cash offer using our guide to selling to a cash buyer vs listing.

Questions to ask before you list

  • Which recently sold homes are the closest match to mine, and what did they sell for?
  • What repairs are worth doing before photos?
  • At what point, and by how much, would we change the price?
  • What closing date does the buyer's loan type realistically allow?

Reading the numbers above

The stats box is built from MLS listings, so a few cautions apply. Active listings are homes for sale today, and the count moves daily. Median list price is the middle asking price, not what homes sell for. Median sold price is the middle closing price for homes that closed in the last 90 days; it reads "Not enough sales" when fewer than five sales are on record. Median days on market is for homes still listed, so it describes how long current listings have been sitting, not how long past ones took to sell.
