How to choose a real estate agent in Las Vegas

Whoever you hire, a few checks take minutes and tell you more than a slogan does. They apply to any agent or broker, including us.

1. Check the license. Ask for the person's Nevada license number and confirm it on the Nevada Real Estate Division's license lookup. The Division regulates real estate licensees in Nevada and has a page to file a complaint and a consumer help section.
2. Ask for the duties-owed form. The Division publishes Duties Owed by a Nevada Real Estate Licensee (Form 525), which explains what a licensee owes the parties in a transaction. Read it before you sign anything.
3. Ask how the agent is paid and get the terms of any brokerage agreement in writing before you sign. Ask what happens if you want to end the agreement early.
4. Ask about experience with your kind of purchase or sale: a condo, a new build, a home in an age-restricted community, an investment property, or vacant land each come with different paperwork and costs.
5. Ask who you will actually work with. Find out who answers your calls and who attends showings, inspections and the closing.
6. Test local knowledge with specifics. Las Vegas has many master-planned communities and homeowners associations with separate rules, dues and amenities, and school zoning is set by address. A good agent can explain how a specific community works, show recent sales nearby, and tell you what to ask the association. Our neighborhood guides show the level of detail to expect.
7. Talk to more than one. Compare how clearly each explains the process and how quickly they answer questions.
